Bluezone Labs Leiden is the most sustainable and advanced lab-office building at Europe’s leading life science campus. Surrounded by pioneering companies, the university hospital, and Leiden Central Station, it offers unmatched accessibility and community. Designed with input from leading tenants, Bluezone Labs combines flexibility, wellbeing, and innovation in one location. As the first phase of the larger Bluezone Campus, it also offers room to expand and grow in the future.

The design focuses on minimizing environmental impact through CO₂ reduction, circular use of materials, and future-proof flexibility. The sustainability ambitions are validated through, among others, BREEAM, BENG, MPG, and the BCI building passport.

A selection of key measures included in the design:

• 60% lower energy consumption than legally required (BENG 2), enabled by, among other things, PV panels, ATES (aquifer thermal energy storage), smart building services, and improved airtightness

• 50% reduction in potable water use through rainwater storage and water-saving toilets and taps

• Circular material use, including reuse and high-quality recycling of existing building materials

• Demountable and future-ready construction, designed for reuse and adaptability
